Full Rental Management is the set of tasks arising from the delegation by an owner to an Agent (Real Estate Agent) of the management of its property assets.
The Agent acts under a Property Management Mandate that defines its tasks and enables it to represent the Owner in dealings with tenants, administrations and authorities.
Detailed tasks :
- Ensuring that the clauses of the lease are complied with
- Management of the Tenant/Landlord relationship
- Administrative follow-up and pre-litigation in the event of rental incidents
- Payment of charges and services within the legal or customary deadlines
- Issuing due notices,
- Collection of rent and charges,
- Payment of rent to the Landlord
- Representing the Principal at general co-ownership meetings where appropriate
- Preparation of information to enable the Principal to prepare his tax returns
- Implementation of rental guarantees (deposit, security deposit) in conjunction with the Principal
- Entering and processing leases and amendments
- Tenant receipts
- Payment of service charges,
- Monitoring supplier invoices,
- Follow-up of invoices (service charges and repairs), breakdown of charges and corresponding accounts,
- Adjusting budgets, issuing a call to the tenant,
- Drawing up detailed management reports and transfers to principals,
- Annual review of rents in line with the rent reference index,
- Analysis and adjustment of charges,
- Drawing up the balance of all accounts before reimbursement of the security deposit.
- Payment reminders to tenants, preparation and follow-up of unpaid bills,
- Entering utility meters (water, GDF, etc.).
